Window wells are one of those components that get treated as an afterthought on a lot of job sites. The foundation is poured, the windows are framed, and somebody circles back to throw in the wells before the landscaping crew shows up. I get it. There are a hundred moving parts on any new build or renovation, and window wells do not exactly demand attention the way a roof or HVAC system does.
But I have spent years fixing what happens when they get rushed, and the problems are never small. Flooded basements. Failed inspections. Foundation moisture that takes years to show up but costs a lot to fix when it does. If you are a builder or contractor working in Fort Collins and the surrounding Front Range, here is what a window well installation actually requires to be done right.
Code Compliance Is Not Flexible
Start here, because this is where inspection failures happen.
Any window well serving an egress window must allow a person to climb out. That sounds obvious, but the code specifics are what trips people up. The net clear opening of the window itself must be at least 5.7 square feet, with minimum dimensions of 20 inches wide by 24 inches tall. The well needs a minimum projection and width of 36 inches each, creating at least 9 square feet of floor area. The window sill cannot exceed 44 inches above the finished floor.
The well also needs to sit 3 to 5 inches above finished grade. This is a detail that gets skipped constantly, and it matters. A well that sits at or below grade turns into a collection point for every inch of surface runoff that flows toward the foundation. Raise it slightly, and you redirect that water before it becomes your problem.
Depth triggers its own requirement. Any well that exceeds 42 to 44 inches in depth from the top of the well to the bottom requires a permanently attached ladder. Not a removable one. Not a note that says a ladder will be provided. Attached, clear of the window swing arc, and not reducing the usable floor area by more than 6 inches.
Fort Collins has specific municipal requirements layered on top of the IRC. Pull the local code before you start, not after the inspector shows up.
Drainage Is Where Installations Fail Long-Term
This is the part most installs underinvest in. The well looks fine at the final walkthrough. Two winters later, the homeowner has a flooding problem, and nobody is sure why.
Proper drainage starts below the window. Excavate 10 to 14 inches below the window sill before you set the well. That clearance gets filled with a minimum of 6 inches of crushed stone or clean pea gravel. Not fine sand. Not topsoil. Coarse, clean aggregate that water moves through freely. This gravel bed is what allows precipitation to disperse away from the foundation rather than sitting against it.
In Colorado, native soil permeability is your enemy. Much of the Front Range sits on clay-heavy ground that holds water instead of absorbing it. If you are building on poor-permeability soil, a gravel bed alone is not enough. Run a drain pipe from the well directly into the perimeter footing drain system, either interior or exterior. This gives the water somewhere to go regardless of what the soil is doing.
Grade the surrounding topsoil to slope away from the top of the well. This seems like a landscaping detail, but it is a drainage decision. Surface runoff follows the path you create for it.
Fastening and Backfill Done Wrong Will Move the Well
A window well that shifts, bows, or separates from the foundation after a winter or two was almost always anchored or backfilled incorrectly at installation.
Anchoring into concrete requires masonry fasteners with real holding strength. Three-eighths-inch sleeve anchors or Tapcons, spaced roughly every 12 inches along the vertical flanges, are the standard. The well needs to sit flush against the foundation wall before a single anchor goes in. Any gap at the flange will collect water, and no amount of caulk makes up for a well that is not properly seated.
Seal the flange-to-foundation connection with silicone caulk or a rubber gasket system. Standard caulk is adequate for this application when the well is properly anchored, though it will need periodic inspection. The seal keeps lateral moisture from tracking behind the well and into the foundation wall.
Backfill carefully. This is a step where crews with heavy equipment create problems. Tamp soil in light lifts around the exterior of the well. Heavy machinery or aggressive compaction close to the perimeter will bow metal wells and warp plastic ones. The damage may not be obvious until the soil settles and the well has shifted enough to break the foundation seal.
What Makes Colorado Different
Builders who work in multiple markets sometimes treat window well installation as a standardized process. Colorado punishes that assumption.
The freeze-thaw cycle here is aggressive. Ground temperatures swing repeatedly across the freezing point through winter and early spring, and soil movement follows. A well that is not properly anchored and sealed at installation will cycle loose over time. The expansive clay soils along the Front Range amplify this movement. Installations that would hold for decades in a more stable soil environment may develop separation or drainage failures within a few seasons here.
There is also the electrolysis issue that is specific to newer construction. When metal wells make contact with foundation rebar through the anchoring system, it creates a galvanic corrosion cell that deteriorates the metal from the inside out, starting on the soil-contact side where nobody is looking. Using an insulating mounting system that breaks that electrical connection is the correct approach for any metal well installation, and it is something the IRC does not specifically require but experience absolutely recommends.
